Refinance home mortgage with large indoor grow? Appraiser visit

200amp service is pretty standard nowadays. As long as your plans are approved and you’ve got the green sticker the utility shouldn’t care. Depending on how rural an area of main he’s in he’s probably on his own transformer anyways.

The rate you pay is retail. The wholesale rate is always lower, so they make a spread on the difference. A lender gives wholesale rates to brokers in exchange for providing quality, non fraudulent loan apps. A good broker does the work of the underwriter for them, and can find and fix problems in your credit report or other loan documentation. I think it is fair they get paid on the back end, but point is don’t let a broker shake you down with the spiel that he doesn’t make any money unless you pay points.

It’s true, just say you’re planning on building a toy barn. Just pointing out that installing a 600A meter yourself will not mean you will be able to get your electric provider to hook you up with 600A.

I’ve never seen a 600amp residential service, the link I provided was for a 400 amp 240/120v 1 phase 3r combination meter socket load center with 16 slots. 3” service mast and some 500kcmil conductors and you’d be in business. They are fairly common on the gated community houses around here.

Can you just go direct to lender and get your own wholesale rates?

We got 800A service but it was a proper pain in the ass. Not related to this industry at all though, just have two barns and a ton of equipment. I’m certain if we tried to grow the gig would have been up quickly

Nope. If that was possible, there wouldn’t be brokers.

That makes more sense. I was like “holy fuck - I have some shit to learn from this dude” lmao.

Appraisers don’t care. They are independent and just want their $500.
