One Way To Solve A Land Dispute . .

I had a friendly neighbor type on the back property line. I always try to get along and have a good time with people. He didn’t exactly like what I do, but but we could put that aside. It was cordial until a property line dispute.

After a survey and words between some lawyers, it turns out I was correct. He had assumed some “liberties” when he bought the property.

I’m not a bitter person, but wanted to give him a visual reminder with a solid fence line of Osage Orange trees and barberry on my side of the property line a farmer left by my dumpster for some reason. :man_shrugging:

I find putting up a fence line and two signs one of them reading “This property is protected by 2A” and another one saying “Trespassers will be shot. Survivors will be shot again” usually does the trick.

Yeah, we’ve got cameras, “no tresspassing” and “beware of dogs” signs all over. Sometimes, people like rippers need a physical reminder.

I don’t need to reload is always a good start. Land disputes can get ugly, had a guy cut down a 65 yr old oak tree on our property back east, all i asked for was half the firewood. He said fuck off, took him to court he had to replace the tree, you know how fucking hard and expensive it is to replace that. Most expensive cords of wood EVER.

I have something stupid and similar going on at my parents house. I ended up boxing this guy and his wife one evening during a holiday weekend and police were called. They wanted to take everyone in (aka they didn’t want to run paperwork). Lawyers keep giving me a fuck you price ($6k) to settle a dispute over easement which nobody can own but they claim is theirs. They took down our chainlink fence and took over a concrete slab that was poured a few years before I was born. Cops don’t care bc its civil, lawyers don’t care because it’s not going to make anyone money and it’s state property. Our deed says the easement is subject to our title as a dominant holder.

But here’s the kicker, there’s powerlines on it and when hurricanes come we get tractors ripping up our yard, fences and run industrial equipment over our pavers and deck. I’m praying for a bad storm because if they want it they have a few sheds that will need to be moved to access the easement. If the state insists to use our yard, I’ll pay the stupid 6k but as it stands I’m just playing the petty game of calling code enforcement and running up their bills. Also dude had telephone poles for ankles, I’m sure he won’t be around by the time I inherit the property.

Nobody asked but reading this makes me want to revisit my own issues.

65 yr old oak tree to me is priceless. And if was white oak is even more priceless

He fucked up cause my dad had planted it when he was in boy scouts so knew exactly what yr. I don’t remember exactly what it cost him this was awhile ago but it was around 250k or so after transport from missouri after a 6 month search or some shit.

After 20 years of claiming land that isn’t yours, it becomes yours through adverse possession. That’s why it is good to not delay these disputes.

One of my neighbors told me that the drive way past my place was there property and only there next door neighbor could use the driveway for liability reasons I had to stay off of it.
I informed her it was my property and she has a easement that she is aloud to use to access her land. She went ape shit so I put up a gate. I gave the cool neighbors clickers, the bitch got a code. I mounted the key pad on the gate post so she has to get out to punch it in every time in and out :kissing_heart:

I should add, in many states a claim of adverse possession requires fewer than 20 years.

This is actually different in each state. In Washington it’s 7 years of you’ve been paying the property taxes, 10 years of not. This only works if the legal owner doesn’t notify the trespasser of the foul.

Another fun one in this state, if I build a fence on the property line, my neighbor is liable for 50% of the cost.

I used to sell weed to a gastroenterologist he happened to inform me that one of the things that they found in prison inmates with colostomy bags is a large amount of genital herpes around opening the bag attaches… You brought back That conversation to the front of my brain thanks
